PROPERTY MANAGEMENT SERVICES

Unlike many accountants who provide a limited range of property management services, usually restricted to being company secretary and accountant, this practice provides the full range of services as the Managing Agent of various sites in Kingsbridge, Ivybridge and Plymouth.

Acting as Company Secretary and Accountant

These services usually form a package since the Statutory Duties are performed in respect of Companies House, The Companies Act (2006) and the Landlord and Tenant Act (1954) and HMRC, where relevant.

As accountant there will be the need to maintain the books and records not only to produce the annual accounts but also the Annual Certified Statement of planned to actual costs and the plan for the forthcoming year, together with the Statutory documentation to accompany the Certified Statement for a year and the new year plan.

This practice undertakes all of these services.

Acting as Managing Agent

In this role the practice negotiates all contracts for the supply of goods and services, taking note of Section 20 requirements of the Landlord and Tenant Act (1954) as to tenants’ rights.

  1. The practice deals with all matters arising on a day to day basis.
  2. Plans for specific cyclical work using funds collected from the tenants in a reserve or sinking fund.
  3. The practice maintains up to date Fire Risk Assessments incorporating equipment, maintenance and testing of alarms and fire drills.
  4. The managing agent (the practice) acts as the eyes and ears of both the landlord and tenants.
  5. Usually sites are long-leasehold with the freehold interest and the common area interest being held in a separate management company, frequently limited by shares and sometimes by guarantee.
